Seeing the portfolio, judging the next steps
For Schröder, the new transparency goes beyond individual tenancies. It helps him grasp the economics of his holdings more quickly.
In our conversation this shows in practice: he pulls up the projected rental income of a property and checks the running loan payments right next to it. The information he needs for a first economic read, he can look up himself and set in relation.
That view also matters for the portfolio’s further development. How high is total debt? What funds remain after costs and financing? And what additional financial commitment would another acquisition mean?
The consolidated overview provides a basis for examining such questions deliberately. It helps place potential within the existing portfolio and prepare the next investment decisions. Expected rents, necessary investment and financing belong in that picture together.

Spotting potential, checking deliberately
What this overview means day to day, Schröder pins to the rents:
“For example, I can see every lease below a certain level at a glance.”
That narrows down which tenancies deserve a closer economic look. What rent was agreed? What terms does the lease contain? And what investment would it take to develop the flat further? A low rent is, first of all, a reason to look closer. Whether potential can be realised economically also depends on realistic rent assumptions, the condition of the flat and the investment required.
In EstateMate, the rent roll leads to the related documents. An outlier in the overview can be traced directly to the lease. For asset management, that links the view across the portfolio with the check in detail.
In conversation it becomes clear how positively Schröder experiences this access. He can pursue economic questions himself and, looking at the tenancies, sees development potential in the portfolio. He closes by saying, explicitly, that working with EstateMate is fun.
Trust built on experience with one’s own portfolio
When Bürsten Schröder Grundbesitz started with EstateMate in March 2026, the product was still young. So who was building it mattered for the decision:

Experience on the owner’s side created trust. The questions Schröder wanted answered were familiar to the founders from working with their own property holdings.
How this overview came about
The foundation came from documents held by the property managers, the owner’s own archive and the banks. The start was a folder structure per building and a checklist of the documents needed. EstateMate took over reading them in and assigning them to buildings, units and contracts. Missing or contradictory details were clarified together.
The first building was in the system in May, the portfolio in June. Schröder’s verdict on the rollout:

With the first complete overview, the ongoing work on the portfolio begins. Schröder faces concrete economic questions: Which rents are realistic? Which investments are required?
